Selling your home is a totally different experience than purchasing a home. There are many potential issues that can pop up, and first time home sellers often aren’t aware of them.
A good thing to remember is: Selling your home should always be about the bottom line – how much money are you going to profit on this investment. Unlike a home purchase which involves your emotions, when you sell your home, you should be focusing on maximizing your profit, and try to keep your emotions out of the equation.
Here are a few important things to consider for 1st time sellers:
1. Home Staging Works
One of the services that I offer to my sellers is advise on preparing their home for sale. Home staging and minor improvements can help your home appeal to more potential buyers. Did you know that a fresh coat of paint is the single most effective improvement you can make? Simple marks in the woodwork and scraps on the walls can make your home look like it hasn’t been maintained. If you can’t do anything else to prepare your home – please paint it!
2. The Right Price Matters
If I had to choose the most important factor that will sell your home, and appeal to the most buyers, its the price. This is absolutely the most important thing to consider when marketing your home. You should get the help of a reputable listing agent such as myself. Don’t choose a part time agent who sells real estate as a hobby. Your Realtor should analyze comparable homes that have recently sold, and prepare a Comparative Market Analysis (CMA). The listing agent you choose should have the experience to provide you with a more accurate opinion of value.
